Grand Rapids' Fifth Third Building Gets a Modern Makeover
In the heart of Grand Rapids, a significant change is underway. The Fifth Third Building, a landmark since 1966, is undergoing a major renovation. Seven vacant floors are being converted into 140 luxury apartments, set to be completed by June 2026.
A Complex Project
The man leading the project, Sam Cummings, describes it as "building a plane while it's flying." Workers are meticulously transforming old offices into modern apartments without disrupting the building's current occupants. Despite the challenges, progress is being made—65% of the project is now complete.
A Sneak Peek Inside
On the eighth floor, apartments are taking shape with modern kitchens, stylish flooring, and stunning city views. However, much work remains. Hallways still have exposed pipes and concrete floors, and the basement awaits its transformation.
Future Amenities
Once finished, the basement will feature:
- A pool
- A gym
- A pickleball court
Cummings emphasizes that community spaces are just as important as the apartments themselves.
A Historic Building with a New Purpose
Originally home to Old Kent Bank, the building was part of Grand Rapids' urban renewal in the 1960s. CWD acquired it in 2015, initially hoping to attract a major company. However, with high housing demand, they decided to convert it into apartments.
Financial Boost from New State Law
A 2023 state law provided additional funding, allowing developers to recoup some costs through future taxes. CWD will receive $15.2 million over 25 years.
Affordable and Market-Rate Housing
The finished building will include:
- 105 one-bedroom units
- 35 two-bedroom units
28 apartments will be affordable, catering to residents earning below the Kent County average income. The remaining 112 units will be market-rate.
High Demand and Excitement
Already, 60 people are on the waiting list. Cummings expresses a mix of excitement and caution, eager to see how the apartments will be received once completed.
